The treatment
We agree the story before anyone arrives — which rooms lead, what the property is really selling, who is meant to buy it. What gets filmed follows from that, not from habit.
On location
Drone for the approach, stabilised movement through the interiors, every elevation given its own pass. Light is planned rather than hoped for: we shoot to the sun, not the clock.
The edit
Colour grade, music, pacing. Then two cuts from the same material — a vertical minute for the feed, and a 60 to 90 second film for the listing.
What It Costs
The vertical costs half
of what the stills do.
Both films are costed against the stills. Whatever the photography comes to for that address, the one-minute vertical is half of it and the cinematic film matches it — on a 5-bedroom villa at €290 of stills, that is a €145 vertical and a €290 film. Take all three on the same property and a further 10% comes off. The house tour remains included.
